TOWNHOME CONCRETE & ASPHALT WORK SCHEDULE

The concrete work is scheduled to begin on Tuesday, August 5th.   The concrete squares that will be replaced are currently marked with an orange “X” (or arrows for large sections).  This will affect only select areas, but those areas will have significant restrictions:

 

Tuesday, August 5th ONLY– The following units' reserved parking spaces will be off limits at 7:30 AM

Manheim Place - 3900, 3901, 3902, 3903 (BOTH reserved spaces for each unit)

 

Tuesday, August 5th THROUGH Friday, August 8th – The following driveways/sidewalk will be off limits

Manheim Place – 3901-3915, Amesbury Way – 4801-4807

*This means no vehicles may enter/exit your garage or driveway for 3 full days, no exceptions.  Light foot traffic is okay after 1 day.

 

Additionally, the three “visitor” parking spaces adjacent to 4842 Amesbury will need to be vacant on August 5th.   Keep in mind that curb parking (although never permitted) is prohibited during this process, as the repair trucks will need access to all areas of the lots. 

 

The asphalt sealcoating will be performed on Tuesday, August 12th.  

 

The entire townhome area (Amesbury and Manheim) will be completely off-limits for a 24-hour period beginning at 7:30 AM on August 12th.   During this process ALL VEHICLES MUST BE REMOVED from the lots, no exceptions!  Vehicles will need to remain out for an approximate 24-hour period beginning when the specified area of the court is closed at 7:30 a.m.  Vehicles which are not removed from the court will be towed at the owner's expense.  Keep in mind that there will be no access during the specified time period, so vehicles left in garages/driveways will not be permitted to exit. 

 

Vehicles may be parked on Champlaine Dr. during this time, as well as in the recreational area parking lot. 




YARD WASTE COLLECTION occurs each Wednesday April through November.  Yard waste collection will resumes April 2, 2008.  This collection is separate from the normal garbage collection.  Grass and other clippings must either be placed in a trash can with no liner or in paper yard waste bags (available at Wal-Mart and most home improvement stores).  Larger branches must be neatly bundled in lengths not to exceed 4', and may not exceed 4" in diameter.  Any yard waste mixed with garbage will not be collected (and vice versa).  Also, any yard waste placed in plastic bags will not be collected.

Meetings are held on the second Wednesday of every other month, at 7:00 p.m.  During the summer months (June ~ August) board meetings are held at the pavilion located at the recreational area within the community (Champlaine Drive).  For all other months the board meets at Valley Elementary School, typically in the cafeteria. Homeowners are encouraged to attend the board meetings as often as they like; however, these are business meetings and the "homeowner forum" portion of the meeting is usually limited to the first twenty minutes. 



Architectural Review is done by the Architectural Review Committee, on an "as needed" basis.  The typical "turnaround" time is within 30 days.

Trash collection days are Monday & Thursday.  If a holiday falls on a collection day, that day will be skipped and collection will occur on the next scheduled collection day.  The contractor will remove unlimited household trash (within reason), and yard waste will be picked up separately each Wednesday during April through November only.  Items such as furniture, construction materials, paint products, etc. are not considered household trash and must be disposed of privately.  Residents may contact Key Sanitation directly if they have any trash collection concerns or questions at 301-668-8282.

YARD WASTE  **  Due to restrictions at the Frederick County Landfill, effective May 1st, 2006, yard waste (including grass clippings, bushes, branches, etc.) may not be mixed with household trash. There is a separate pickup on Wednesdays for all yard waste.  Clippings must either be placed in paper yard waste bags (available at Wal-Mart and most home improvement/hardware stores).  Larger branches must be neatly bundled in lengths not to exceed 3', and may not exceed 3" in diameter. **


Pets are welcome in Cambridge Farms, but please remember to adhere to all County and Association regulations ... pets must be accompanied by a responsible person and leashed when on common areas, and all solid waste must be picked up immediately.  The governing documents state that pets are not to be a "source of annoyance or nuisance to the neighborhood or other members."  Pet complaints should be made to PMP in writing



Snow removal in Cambridge Farms is conducted by both the County and the HOA's private contractor, Shade Tree Lawn Care.  The responsibilities are shared as follows:

Homeowners are responsible to clear the areas on their private property as well as the sidewalk in front of and/or adjacent to their property. 

~  The Association contracts with Shade Tree Lawn Care for removal of snow on all town home court drive lanes and sidewalks.

Frederick County clears snow from all single family home streets.  For questions or complaints regarding the County service, please contact the Frederick County Highway Operations Division at (301) 600-1564.



Parking & Towing - All residents are subject to the adopted governing documents and the parking restrictions therein.  However, Frederick County is responsible for enforcing vehicle violations which occur on county roads, and the Association enforces violations within the town home courts and common area and private property.  Except when there are safety or access concerns, vehicles within the common areas and town home courts will be provided at least 24 hours notice prior to being towed.  The tow contractor for Cambridge Farms is Grimm's (301) 694-6613. 

Commercial vehicles, boats, trailers, RVs and the like are prohibited within the community unless fully enclosed within a garage.  Temporary parking of boats, RVs and utility trailers may be permitted ONLY for a limited time, and ONLY with prior HOA approval.  Contact PMP for details, or download a copy of the policy by clicking on the "Document Center" tab to the left, and then go to "Parking".   



Street lights
within the town home courts are maintained by Allegheny Power.  If you notice that one is not working properly, please note the location of the fixture (address it is in front of), or even better, the pole number.  You may report the problem by either contacting PMP or Allegheny Power directly by calling 1-800-255-3443.



Gas Lamps should be lit at night!  Not only does it look nice, it keeps your street illuminated which is a good crime deterrent.  Mantles can be purchased in the camping section at Wal-Mart.
